The Building

Built in 1910, the Mills & Grubb Building at 300 Park Avenue South was acquired by Rockrose in 1999. Totaling 183,330 square feet with 13,671-square-foot floors, in addition to this beautiful prewar’s ornate façade, this 15-story structure at the corner of Park Avenue South and 22nd Street is one of Midtown South’s best-equipped buildings.

Timeless Allure – with a Modern Twist

The property’s bold architectural style and assertive appeal create a powerful branding opportunity for any corporation. The building is a timeless classic.

Amenities include:  24-hour attended lobby, high ceilings, great location, easy subway access, and grand original arched windows on the 2nd and 15th floors.

The building will undergo an upgrade to include replacement of all major systems such as a brand new lobby and new elevators. While it will retain its yesteryear charm, 300 Park Avenue South will be modernized for today’s business, and its generously-sized floor plates will accommodate single as well as multi floor tenants.

The Location

Park Avenue South is becoming the most desirable and industry-diverse office address in Midtown. This dynamic, in-vogue area known as Gramercy/Flatiron not only provides easy access to Grand Central Terminal, Penn Station, and the Lexington and Sixth Avenue subway lines, but to Park Avenue as well - one of the world’s most famous destinations.

300 Park Avenue South has a subway entrance directly in front of the building, plus is within comfortable walking distance to all of Manhattan’s major transportation hubs.

It sits within mere blocks of three renowned parks (Union Square, Gramercy and Madison Square), and is at the crossroads of converging neighborhoods that offer some of the city’s most appealing dining and shopping experiences. Top-rated restaurants like Gotham Bar and Grill, Gramercy Tavern, Union Square Café and Tabla are among the notable dining attractions. Boutiques and brand-name stores like ABC Home & Carpet, Banana Republic, Bed Bath & Beyond, Kenneth Cole, Trader Joe’s and Whole Foods Market are all a short walk away. The property is additionally surrounded by hotels, cultural institutions, schools, theaters and other amenities/attractions.
